In this course we will explore need to know for title commitments and ownership titles from a real estate professional standpoint, signs of misrepresentation of information, and what can hold up versus what can not hold up the ability for all parties to perform in a real estate transaction.

Fair Housing - Keep It Fair

Every day, agents play a role in preventing discrimination as they have the ability to promote fair housing on the front lines. This course will cover the evolution of fair housing laws and court cases since the inception of Civil Rights, the significant legislative acts that define our current fair housing practices and a guide to stay compliant each and every day within the real estate industry. Agents have the power to create an equal housing market for all, lets keep it fair!

Disclosure - Is It Enough?

Do you ever find yourself wondering if you have disclosed enough on behalf of your client? Or if your client is telling the truth and allowing you to pass along accurate information? This course will go over professional obligations on disclosure issues from ability to close, material facts, and when are you limited as a professional versus when are you obligated to disclose information.

The market is ever-changing however, a well written, strong offer always remains. The current tactics being utilized in the marketplace can make or break a buyer's ability to secure a contract. Let's make sure as your client's fiduciary you are understanding the content and conveying the importance to your client.

Fire/Deed/Water - Play It Safe with Fire, Deed Theft and Water

Each 50 minute segment is designed to delve deeper into each subject and get an understanding of the programs and resources out there to help agents guide their clients during a transaction or anytime they ask! Having a better grasp on today’s issues can make the difference when communicating with the public. As government programs change to fit the current housing concerns, we are changing right alongside them!

Agency Law - Are You Their Agent?

What creates an agency relationship? Do you know when you've been hired or did your client relationship just evolve? This course will review the necessity for a licensee to disclose their agency status relationships and the difference between the types of representation. Don't let your client or customer assume anything, your fiduciary obligations change with each person and its your job to educate the public. Otherwise who will?

Agency Law - Your Value Matters

Do you know your value as a REALTOR®? It all comes down to what you disclosed, when you disclosed it, and how you built your client/customer rapport. Per Arizona state laws you need to be disclosing your agency relationship prior to ever entering a conversation of real estate. We will discuss how to make this part of your standard of practice, break down how your fiduciary duties are part of your unique value proposition, and develop an understanding of when an agency relationship is created.

Agency Law - Rentals & Representation

Learn your duties to properly educate your clients and customers so that everyone can work together and know the fiduciary duties owed to them. Also learn how to help landlords rent their property without overreaching into Property Management. This course is designed to tackle the gray area of representation when it comes to rental transactions and how to best represent your clients.
